Eligible tenants must meet the current HUD income limits, all applicable HUD guidelines and the Resident Selection criteria as established by the B'nai B'rith Apartments. This includes, but is not limited to credit history, landlord history, and criminal and background checks.
Current HUD Income Limits as of April 1, 2024. Tenants income from all sources must be less than the published limits.
(Applicants in the "Low Income" brackets are subject to additional project restrictions that increase the time on the waiting list significantly.)
Individual applicants must be 62 years of age or older. If a couple applies, one of them must be 62 or older. Persons with a disability will only be eligible if they have a mobility impairment that requires the "special design features of a wheelchair accessible apartment" and are at least 18 years of age or older. We are required to verify this information through an independent third party.
The B'nai B'rith Apartments are subsidized by the U.S. Department of Housing and Urban Development (HUD) through the Section 8 rental subsidy program. Tenants eligible under this program pay based on 30% of their gross monthly adjusted income. The rental calculations are based on gross income from all sources, including regular monthly income and income from assets, but some credit is given for medical expenses.
